On the basis of your holiday apartment order, which you have placed, whether by e-mail, fax or post, you will receive a written booking confirmation from us. With the sending of this booking confirmation a rental contract, for which the following conditions apply, becomes effective and is considered to be concluded.
The booking is only valid for the tenant named in the booking confirmation and the number of persons. Any different occupancy, even for a short period (visitors), is expressly prohibited. A change, in particular an increase in occupancy, can only be made with the consent of the Landlord. The Tenant must therefore notify the Landlord before arrival. Commercial use or subletting is prohibited.

Payment of rent

A deposit of 30 % of the rental price is payable within one week of booking. The entire rental amount should be transferred 10 days before the start of the rental period. If the holiday apartment booking is made at shorter notice than 10 days, the entire rental amount is to be paid immediately, but at the latest upon arrival in cash (Euro).
Booked and not yet settled additional costs such as laundry sets, cots etc., as well as any bank charges incurred are to be paid upon arrival.


You can withdraw from the rental contract at any time by written declaration or by e-mail. The declaration becomes effective on the day we receive it.
In this case we will charge the following cancellation costs:

In case of withdrawal
- up to 30 days before the start of the rental period 30% of the rental price,
- from 29th to 15th day before the start of the rental period 50% of the rental price,
- from the 14th to the 5th day before the start of the rental period 80% of the rental price,
- from the 4th day before the start of the rental period the full rental amount is payable.

If we find a substitute tenant, you will be reimbursed proportionally for these cancellation costs according to the travel times. You also have the option of finding a replacement tenant yourself, who will automatically take over your rights and obligations after we have confirmed the change of participant.

For a rebooking confirmation we will charge you a flat rate of 25 euros.

We strongly recommend that you take out travel cancellation insurance.
If necessary, with additional insurance that also covers cancellations or trip interruption due to Corona.

Arrival and departure

IMPORTANT: Please inform yourself about the current Corona regulations before you arrive!

On the day of arrival, the tenant has a right to use the accommodation from 14:00 at the earliest.
There is no reception desk at the accommodation. The keys are handed over by individual arrangement - please contact our staff at least 1-2 days before arrival.
For guest acceptances after 20:00, at the latest 24:00, we charge a late surcharge.

Complaints regarding the accommodation must be reported within 24 hours of arrival.

Unless otherwise agreed, the accommodation must be vacated by 10:00 a.m. at the latest on the day of departure, otherwise a daily rental rate will be charged, including, if applicable, the costs for a rebooking of a subsequent guest necessitated by the delayed departure. Luggage can be stored until departure by arrangement.
When leaving, the accommodation must be swept clean and the rubbish bins and fridge emptied. The proper cleaning of dishes, cooker, coffee machine, pots, oven, pans, garden grill etc. is part of the tenant's obligations. In case of non-observance, compensation will be charged.


The Owner shall not be liable for the short-term failure of furnishings or installations, nor for external impairments of any kind. A price reduction is excluded in this respect. The Owner shall not be liable for loss of valuables. The use of the holiday flat, stairs, furnishings and the rest of the property is at the landlord's own risk. The guest is fully liable for all damages caused by improper use.

Premature termination of the rental period

In the event of early departure, there is no right to a refund of the rent.
Blatant or repeated violations of the house rules or overcrowding will result in immediate termination of the contract without any claim for repayment of the pro-rata rent. Failure by the guest to vacate the premises is trespass.

Security deposit

If a deposit has been agreed, we ask you to hand it over to our employee in cash when you receive the keys. This deposit will be returned at the end of the rental period, at the latest within one week, unless there are any objections.


The holiday flats are located in a residential house. Avoid any noise disturbing the peace, especially in the staircase and on the balcony. The night's rest from 22:00 - 7:00 should be strictly observed. Complaints from residents may lead to immediate termination of the rental contract without compensation.

Please close your windows and the front door when leaving the house. At night we ask you to even lock the front door for safety reasons.

Only park in the car park assigned to you.

Our holiday flats are NON-SMOKING flats.

Only on request it is possible to bring along a pet under certain circumstances (for a fee).

Exclusive place of jurisdiction is Koblenz
